THE JOB WE DO MOST

Replacement Roofs in St Helens

Roofs deteriorate slowly and then all at once. Loose tiles after every windy night, leaks that come back no matter how often they are patched, mortar crumbling from the ridge and daylight showing through the felt in the loft are all signs that a roof has reached the end of its life. At that point a replacement roof is the sensible decision, and it is the job we do most often in St Helens.

Our replacement service covers the whole roof. We put up scaffolding, strip the existing covering, inspect and repair the rafters and battens, fit a modern breathable membrane and new battens, and then lay the tiles or slates agreed at the quote. The ridge is fixed with a dry ridge system and the verges with dry verge, so no part of the new roof relies on mortar that will wash out in a few winters. Chimney flashings are renewed, and if the fascias, soffits and guttering need replacing we do them while the scaffold is up.

Before any of that, one of us surveys the roof properly and you get a written quote that explains what we found and what we recommend. We use materials chosen for long term performance in the North West climate, and the work is completed to a standard we are happy to put our name to.

    OLD FLAT ROOFS

Replacing Old Asphalt and Felt Flat Roofs

St Helens has a lot of flat roofs that were covered in mastic asphalt or built-up felt between the 1950s and the 1980s: rear extensions and kitchen outriggers on the terraces, garages and porches on the estates, and the flat roofed shops, workshops and club buildings around the town. Both materials were good for their time, and both are now well past it.

    1Failing asphalt

Failing asphalt is easy to recognise. The surface goes dull and chalky, then crazes into a network of fine cracks. It softens and ripples in hot weather and goes brittle in cold, so it splits at the upstands where it meets the house wall and around the outlets. Blisters appear where moisture has got underneath, and once the asphalt lifts at the edge, water runs straight into the deck.

    2Old felt

Old felt fails in a similar way: bubbles, splits along the laps, bare patches where the mineral surface has worn off, and a soft, spongy feel underfoot where the boards below have started to rot.

We replace these roofs rather than patch them. The old covering comes off, the deck is checked and replaced where it is damaged, insulation is added where it is needed, and a single piece EPDM rubber membrane or a GRP fibreglass roof goes on in its place. Both are seamless, both stand up to standing water and frost, and both carry a working life measured in decades rather than years. Our flat roofing page covers the systems in more detail, and our comparison of EPDM, GRP and felt explains which suits which roof.

    TERRACED HOUSING

Terraced St Helens: Thatto Heath, Parr and Sutton

Row of terraced houses with renewed roofs in St Helens

A large share of the homes in St Helens are the terraces built for the glass, coal and chemical works between the 1880s and the 1920s, and they bring their own roofing problems. A terrace roof is a single continuous structure shared along the row. The party wall runs up through it, so the tiles, battens and felt on your half meet your neighbour’s at the ridge and along the wall line, and a repair on one side is only as good as the condition of the other.

    The weak point: shared gullies

The shared gullies are the real weak point. Many of these terraces have a back-to-back pitch over the rear outriggers, with a central valley gutter or box gully running between two properties and draining through one downpipe. Lead and felt linings in those gullies wear through, the mortar fillets alongside them crack, and leaves from the yards block the single outlet, so water backs up and finds its way into both houses at once. We reline gullies, renew the lead and clear the outlets, and where a gully has failed completely we rebuild it with a modern lining that will not need touching again.

On a terrace re-roof we plan around the neighbours as well as the property: scaffold on the shared elevation, the party wall junction protected while the old covering is off, and a tidy, weathered join against the adjoining roof when the new slate or tile goes on. Where the roof keeps its original slate we match it; where it has already been re-covered in concrete tile we work with what is there. The UPVC roofline on these terraces, fascias, soffits and the long shared gutter runs, is usually done at the same time.

WHEN A REPAIR IS THE RIGHT ANSWER

    Roof Repairs in St Helens

Not every roof needs replacing. Roofing problems can occur at any time, often as a result of weather damage or general wear, and broken tiles, worn felt or damaged flashing can let water in and lead to damp patches if they are left. We provide roof repairs in St Helens for all types of roof. Our team inspects the roof to find the cause of the problem before completing the repair, and uses quality materials so that the solution lasts rather than being a temporary fix. We also repair fascias, soffits and guttering so rainwater is carried away from the building and the risk of further damage is reduced.

    QUESTIONS WE GET ASKED

    Roofers St Helens FAQs

What replaces an old asphalt or felt flat roof?

Either EPDM rubber or GRP fibreglass. Both are laid as a single seamless covering over a new or repaired deck, so there are no laps or joints to split, and both cope with standing water, frost and summer heat far better than asphalt or felt. EPDM suits larger, simpler roofs such as garages and extensions; GRP gives a hard, walkable finish that suits roofs with awkward details or ones used as a balcony. We will recommend the right one for your roof at the survey.

My terrace shares a roof and a gully with next door. How does that work?

We survey both sides of the junction so you know what condition the neighbouring half is in, and we tell you if a repair on your side alone will not hold. For a shared gully we recommend speaking to your neighbour before the work, because relining it properly means working on both halves, and splitting the cost is usually the cheapest outcome for everyone. We are happy to quote the two properties separately and schedule them together.

Which areas of St Helens do you cover?

All of them: the town centre, Thatto Heath, Parr, Sutton, Clock Face, Eccleston, Windle, Dentons Green, Haresfinch, Moss Bank, Carr Mill, Haydock, Newton-le-Willows, Earlestown, Rainhill, Rainford and Billinge. We are based in Pemberton, Wigan, so St Helens is a short local trip for us.

    How do your quotes work?

One of the team surveys the roof, from the roof itself rather than the street, and you receive a written quote that sets out what we found, what we recommend and the price for each part of the work. It is free, there is no obligation, and it is valid for long enough that you can take your time. Call 0800 956 7199 or use the enquiry form on this page to book one.
