Preston and South Ribble
New Roofs and Replacement Roofs Across Preston
Preston has more roofs in need of renewal than almost any town we cover. The Victorian terraces of Plungington, Deepdale and Ashton-on-Ribble are on their second or third covering, the 1930s semis of Fulwood are carrying tiles that have outlived their guarantee twice over, and the post-war estates in Ribbleton and Ingol were built with concrete tiles that are now reaching the end of their life all at once. TRS Roofing & Guttering fits new roofs and replacement roofs across Preston and South Ribble, from Penwortham and Walton-le-Dale up to Fulwood and Broughton, and we back that with roof repairs, flat roofing and the full UPVC roofline range. Family run, more than 20 years in the trade, and every quote in writing before a ladder goes up.
OUR WORK
Before and After: Roofing Work by TRS
OUR LEAD SERVICE
New Roofs in Preston
A new roof is the job we are asked about most in Preston, and it is the job we have built this page around. Sometimes it is a replacement on a house whose covering has worn out; sometimes it is a roof for an extension, a converted outbuilding or a garage being brought into the house. Either way the process is the same, and we think you should know what it looks like before you commit to it.
It starts with a survey. One of us comes out, gets up to the roof rather than guessing from the pavement, and checks the covering, the battens and underlay beneath it, the condition of the timbers, the chimney and its flashings, and the state of the fascias and guttering at the eaves. You get a written quote that sets out exactly what we found, what we recommend and what it will cost, with the options separated out so you can see what is essential and what is a choice.
On the job itself, scaffolding goes up first and stays until the last tile is fixed. The old covering comes off and the roof structure is inspected properly for the first time in decades. Rotten timber is replaced, not patched. We fit a modern breathable membrane, new treated battens, then the tiles or slates you have chosen, with a dry ridge system along the top and dry verge at the gable ends so nothing on the new roof depends on mortar. Lead flashings around the chimney and any abutments are renewed, and if the fascias and soffits or guttering are tired we replace them while the scaffold is there, which saves you paying for access twice.
Timescales are honest rather than optimistic. A typical three bedroom semi in Fulwood or Penwortham takes five to seven working days from scaffold up to scaffold down. A mid terrace is quicker; a large detached home, a roof with several valleys and dormers, or a property where the timbers need real attention takes longer, and we tell you that at quote stage. Preston weather has a say too, so we keep a roof watertight at the end of every day rather than leaving it open overnight.

PLANNING YOUR BUDGET
What Drives the Cost of a New Roof in Preston
People understandably want a figure before they call, and the honest answer is that two houses on the same street can need very different roofs. Rather than publish a price that will be wrong for your property, here is what actually moves the cost up or down, so you can see where your home sits.
A plain gable roof on a terrace is the cheapest shape there is; hips, valleys, dormers and bay roofs all add cutting, leadwork and time.
A steep roof or a three storey town house needs more scaffolding and slower, safer working than a low bungalow roof.
Concrete interlocking tiles are the most economical; clay plain tiles and natural slate cost more to buy and take longer to lay, but suit the older streets of Preston far better and last longer.
Sound timbers and a dry loft keep the price where it was quoted. Rot in the rafters, a sagging purlin or a chimney that needs rebuilding are the things that change it, which is why the survey matters.
A terrace with no rear access, a shared yard or a roof over a busy pavement all need extra planning for scaffold and skips.
Replacing fascias, soffits and guttering at the same time adds to the quote but is far cheaper than doing it separately later.
Every one of these is set out line by line in our written quote, and we are happy to price options side by side, for example slate against tile on the same roof, so the decision is yours and informed. If you would like a guide before a survey, call 0800 956 7199 and describe the house; we can usually give you a sensible range over the phone.
BROKEN TILES, LEAKS AND STORM DAMAGE
Roof Repairs in Preston
Not every roof needs replacing, and we will say so. Broken and missing tiles are the most common call we get from Preston, usually after a westerly has come through off the Ribble estuary and lifted a few from a ridge or verge. A slipped slate on a terrace in Deepdale, a cracked tile on a semi in Fulwood or a few missing from a bungalow in Lea are all quick repairs if they are caught early, and we carry matching stock for the common tiles and slates found across the town.
Leaks are the other half of the repair work. The usual culprits are failed lead flashings around chimneys, perished mortar at the ridge, cracked valley linings and blocked or sagging gutters pushing water back under the eaves. We find the cause rather than the symptom, fix it properly, and if a repair would only be a short delay before the roof needs replacing we tell you that rather than taking your money twice. Storm damage is prioritised, and a temporary cover goes on first if the weather is still coming in.
EXTENSIONS, GARAGES AND COMMERCIAL UNITS
Flat Roofs in Preston
Preston has a great many flat roofs: rear extensions on the terraces, garages and porches on the estates, dormers in Fulwood lofts, and the shops, workshops and small commercial units around the city centre and the industrial estates. Most of them were covered in felt, and felt does not last. We replace failing flat roofs with EPDM rubber or GRP fibreglass, both of which are single piece, seamless systems that will not blister, crack or lift at the edges the way an old felt roof does. Our flat roofing page explains the systems in detail, and our guide to flat roof types compared sets out EPDM, GRP and felt side by side if you want to understand the choice.
Where a flat roof is sound but a detail has failed, an outlet, an upstand against the house wall or a split at a seam, we repair rather than replace. For business premises we fit around trading hours and can put a maintenance visit in the diary so the roof is checked before the autumn rather than after the first leak.
COVERAGE
Preston and South Ribble: The Areas We Cover
Large 1930s semis and detached homes with hipped roofs, clay and concrete tiles now well past their design life, and plenty of loft conversions carrying flat roofed dormers.
Post-war semis and bungalows on the south bank, concrete tiles reaching the end of their working life and roofline replacements in demand.
Victorian and Edwardian terraces and villas, slate roofs with original chimneys and valleys that need skilled leadwork rather than patching.
Council built and ex-council estates from the 1940s to 1960s, whole streets re-roofed at the same time originally and now due again together.
Older stone and brick cottages near the Ribble crossing alongside modern estates, so slate matching one week and dry verge upgrades the next.
We also cover Plungington, Deepdale, Ingol, Lea, Broughton, Lostock Hall, Bamber Bridge, Longridge and Leyland, and Chorley, just down the A6, has its own page. The full list is on our areas we cover page.
WHY TRS
Why Preston Homeowners Choose TRS
TRS Roofing & Guttering is a family run business with over 20 years of experience in roofing and UPVC roofline work. We are based in Pemberton, Wigan, a straightforward run up the M6 to Preston, and we have been fitting new roofs and replacement roofs across the city and South Ribble for long enough to know its housing street by street.
The team is fully trained in roofing and in the full roofline range, so one firm handles the tiles, the ridge, the verges, the fascias and the gutters, and there is one person to call if anything needs looking at afterwards. We fit materials we trust to cope with Lancashire rain, we keep the site tidy and safe, and we leave the property as we found it with the gutters cleared and the waste gone. You can read what customers across the North West say about us on our testimonials page.

QUESTIONS WE GET ASKED
Roofers Preston FAQs
How long does a new roof take in Preston?
A typical three bedroom semi takes five to seven working days from the scaffold going up to it coming down, weather permitting. A mid terrace is often done in four or five days, while a large detached home or a roof with several valleys and dormers can take two weeks. We keep the roof watertight every night, so a wet day delays the job rather than the house.
What affects the cost of a new roof?
The size and shape of the roof, how steep and high it is, the covering you choose, the condition of the timbers underneath, how easy it is to get scaffolding and skips to the property, and whether the fascias and guttering are being replaced at the same time. We set all of these out line by line in a written quote after a survey, and we will price options side by side if you want to compare them.
Should I choose tiles or slate for my Preston home?
It depends on the house. On the Victorian terraces and villas of Ashton-on-Ribble, Plungington and Deepdale we usually recommend slate, natural or a good quality man made alternative, so the roof keeps its character and matches the neighbours. On the 1930s semis of Fulwood and the post-war estates in Ribbleton and Penwortham a modern concrete or clay tile is the sensible choice. We will show you samples at the survey.
Should I repair my roof or replace it?
If the problem is a few broken or missing tiles, a flashing or a blocked gutter, repair it. If tiles are slipping every time it is windy, the surface has gone pale and porous, the felt underneath is torn or missing, and you are calling someone out more than once a year, the roof is telling you it is finished. We will give you an honest answer after looking at it, and we will not sell you a new roof if a repair will do.
Do you work with landlords and letting agents in Preston?
Yes. We look after rental properties across Preston, from single houses to small portfolios, and we are used to working around tenants: agreed visit times, a written report with photos after every job, and one contact for the agent. Gutter and roofline maintenance for rental properties is covered in our guide to gutter maintenance for landlords.
Do you take on commercial and factory roofs in Preston?
We work on commercial premises across Preston: shops, offices, workshops and small units, particularly flat roofs and roofline. For a larger factory or warehouse roof, call 0800 956 7199 and describe the building and the roof type; we will tell you honestly whether it is a job for us and arrange a survey if it is.
