Roofers Warrington

Replacement roofs, repairs and roofline renewal for Warrington homes of every era, from Victorian terraces to the newest estates.

Built in three waves

Roofers in Warrington Who Know Your Type of House

Warrington homes were built in three distinct waves, and each one puts a different roof over your head. The Victorian terraces of Latchford and Stockton Heath carry slate on steep pitches; the estates that grew with the new town in the 1960s, 70s and 80s carry concrete tiles that are now reaching the end of their life; and the modern developments at Chapelford, Birchwood and Omega have younger roofs with their own weak points. TRS Roofing & Guttering is a family run firm with more than 20 years in the trade, and we replace, repair and renew roofs across all three.

Replacement Roofs in Warrington

Most of the replacement roofs we fit in Warrington are on properties where the covering has simply worn out. Tiles have gone porous and started to crumble at the edges, the underlay beneath has turned brittle and torn, and each winter brings another slipped tile or another damp patch. When repairs are being needed every year, a replacement usually costs less over the following decade than continuing to patch.

Our replacement service covers the whole roof: scaffolding, stripping the existing covering, checking and repairing the rafters and battens, fitting a modern breathable membrane, and laying the new tiles or slates with dry fixed ridges, hips and verges. We advise on the covering that suits the property and the budget, from concrete interlocking tiles and clay plain tiles through to natural and man made slate, and we take care of roof windows, chimney flashings and the roofline at the same time so nothing is left for later.

Every replacement starts with a survey and a written quotation, and the price you agree is the price you pay unless we find something the survey could not reveal, in which case we show you before continuing.

    HOW THE TOWN BREAKS DOWN

    Three Generations of Warrington Housing

Warrington is unusual in how cleanly its housing splits by age, and the age of a house is the single best clue to what its roof needs. These are the three groups we work on, and the sections below deal with each in turn.

    ●1870s to 1914

Victorian and Edwardian terraces and villas in Latchford, Stockton Heath and around the town centre. Welsh slate, shared chimney stacks and lead valleys.

    ●1960s to 1980s

The new town estates: Birchwood, Padgate, Great Sankey, Penketh and Orford. Concrete interlocking tiles over bitumen felt, most now at or past the end of their life.

    ●1990s onwards

Chapelford, Omega, Birchwood Park and the newer estates. Sound roofs, but developer grade verges, ridges and roofline that need upgrading.

    ERA ONE

Victorian and Edwardian Homes: Latchford, Stockton Heath and the Town Centre

Chimney flashing and lead work on a slate roof in Warrington

The terraces and villas built between the 1870s and the First World War are the oldest housing stock we work on in Warrington, and their roofs have usually been patched by several generations of owners before we arrive. Original Welsh slate lasts a very long time, but the nails holding it do not, and a roof with a scatter of slipped and cracked slates across it is usually suffering from nail sickness rather than individual faults.

The chimneys on these homes are shared across the party wall, the valleys between bays and main roofs are lined with lead that has cracked with age, and cast iron gutters have often been replaced with plastic that is too small for the roof area.

On a terrace we plan the job around the neighbours as well as the property: scaffold on shared elevations, protecting the party wall junction while the old covering is off, and matching the new slate or tile to the rest of the row so the street keeps its character. Where owners want to keep natural slate we re-slate; where the budget calls for it we fit a good quality man made slate that gives the same look at a lower cost. Chimney rebuilds, lead valleys and new roofline all come under the same quotation.

    ERA TWO

The 1960s to 1980s Estates: Birchwood, Padgate, Great Sankey, Penketh and Orford

The estates built around the growth of Warrington New Town make up the largest share of the housing in the borough, and their roofs are the ones most in need of attention now. Almost all were fitted with concrete interlocking tiles over a bitumen felt underlay, and both materials have a working life of roughly 40 to 60 years. Homes built in 1970 are past that point; homes built in 1985 are approaching it.

For these homes a replacement roof is the sensible decision, and it is the job we do most often in Warrington. New tiles are lighter and better made than the originals, a breathable membrane replaces the felt, and dry ridge and verge systems remove the mortar that keeps falling out. Many owners also take the chance to add roof ventilation and replace the original timber fascias, which by now are usually rotten behind their paint.

Concrete tiles do not fail all at once. They go through three stages, and knowing which one your roof has reached tells you how long you have.

    1The coating wears away

This is why a 1970s roof looks patchy and pale from the street long before anything leaks. The protective surface has simply gone.

    2The tile turns porous

It absorbs water, then breaks at the edges and around the nail holes, so tiles start to slip in every strong wind.

    3The felt splits

Usually first at the eaves where it has been sitting in water. Once the underlay has failed the roof has no second line of defence, and replacing individual tiles buys only a little time.

If you are not sure whether your roof is at that stage, we will inspect it and tell you plainly, and if it has a few more years in it we will say so.

    ERA THREE

Modern Homes: Chapelford, Omega, Birchwood Park and the Newer Estates

Homes built from the late 1990s onwards should not need a replacement roof for decades, and most of the work we do on them is putting right detailing that was done to a developer budget. Mortar bedded verges crack and let birds and water in; ridge tiles come loose; roofline plastics fitted too thin have bowed; and lofts without enough ventilation grow condensation and mould on the underside of the membrane.

Each of these has a straightforward fix. We upgrade verges and ridges to dry verge and dry ridge systems that are mechanically fixed and never need re-pointing, replace failed fascias, soffits and guttering, and add ventilation where the loft needs it.

Flat roofs are common on these homes too, over integral garages, porches and rear extensions, and the felt they were built with is often the first part of the house to fail. Our flat roofing team replaces those in EPDM rubber or GRP fibreglass, both of which will outlast the original by decades.

    Roof Repairs in Warrington

Whatever the age of the property, we carry out roof repairs across Warrington where a repair is the right answer. Every repair begins with an inspection to find the real source of the leak, and we quote in writing for the repair itself. If the inspection shows the roof is at the end of its life we tell you that instead and set out the replacement options, so you are never paying to patch a roof that needs replacing.

    QUESTIONS WE GET ASKED

    Roofers Warrington FAQs

How do I know if my 1970s roof needs replacing?

Look for tiles that have gone pale and patchy, edges that are crumbling, and tiles that slip every time it is windy. Inside, check the loft for daylight at the eaves, torn or brittle felt, and damp staining on the rafters. Any two of those together usually means the roof is at the end of its life. We inspect for free and tell you either way, and plenty of Warrington homeowners have been told by us that a repair is enough for now.

Should I choose tiles or slate for a replacement roof?

It depends on the property. On the Victorian terraces of Latchford and Stockton Heath we normally recommend slate, natural or a good man made alternative, to keep the look of the street. On the 1960s to 1980s estates a modern concrete or clay interlocking tile is the practical choice and is what the roof was designed to carry. We will show you samples of each and explain the cost difference before you decide.

How long does a replacement roof take and how disruptive is it?

A typical three bedroom semi takes around five to seven working days from the scaffold going up to coming down; a larger detached home or a terrace with chimney work takes longer. You can stay in the house throughout. The noisy part is stripping the old roof on the first day or two, and we keep the roof watertight overnight at every stage.

Which parts of Warrington do you cover?

All of them, on both sides of the Mersey and the ship canal: Latchford, Stockton Heath, Grappenhall, Lymm, Appleton, Great Sankey, Penketh, Chapelford, Orford, Padgate, Birchwood, Woolston, Culcheth and the villages in between. Our full list is on the areas we cover page.
