Fascias and soffits are easy to ignore. They sit at the edge of the roofline doing their job quietly, and most homeowners only give them a second look once something has gone visibly wrong. The trouble is that by the time damage shows from the pavement, water has often been at work behind the boards for months. Here are seven signs that yours are due for replacement, and why UPVC is usually the smarter long-term choice.
What fascias and soffits actually do
The fascia is the vertical board running along the edge of the roof, just below the bottom row of tiles. It carries the guttering and closes off the ends of the rafters. The soffit is the board tucked underneath, bridging the gap between the fascia and the wall. Between them, they keep wind and rain out of the roof space, let air circulate through the eaves and give the roofline a tidy finish. When either one fails, the timbers behind are left exposed, and that is where the expensive problems start.
1Peeling paint or flaking timber
Timber fascias need repainting every few years to stay sealed against the weather. Once the paint begins to peel, or the surface flakes when you run a thumb across it, the wood underneath is already taking on moisture. A fresh coat can buy some time, but if the boards are peeling again within a year or two, the timber is telling you it has had enough.
2Sagging or warped boards
Stand at the corner of the house and sight along the roofline. It should run straight and level. A fascia that dips, bows or waves along its length has usually rotted where it fixes to the rafter ends, or the fixings themselves have given up. Sagging boards also pull the guttering out of line, which brings a whole second set of problems with it.
3Damp patches inside the eaves
If you can get into the loft safely, check near the eaves after a spell of heavy rain. Damp staining on the rafter ends, dark patches on the felt or a musty smell all point to water finding a way past the fascia or soffit. Caught early, this is a straightforward fix. Left alone, it spreads into the roof timbers and the tops of the walls, and the bill grows with it.
4Birds, wasps or pests getting in
Gaps in ageing soffits are an open invitation to birds, wasps and squirrels looking for somewhere warm to nest. Scratching or chirping from the eaves is the usual giveaway. Bear in mind that wild birds and their active nests are protected by law, so if something has already moved in, the timing of any work matters. Replacing tired boards closes the entry points properly, rather than patching one hole at a time while the next one opens up.
5Loose or detached guttering
Gutters fix directly to the fascia, so when brackets pull loose or a length starts to drop, the board behind has often lost its grip. Screwing a gutter back onto rotten timber rarely holds for long. If your gutters keep coming away, or overflow because they no longer sit at the correct fall, it is worth having the fascia inspected at the same time as the guttering itself.
6Black mould or staining
Black streaks or green staining running down the fascia, the soffit or the wall below usually mean water is escaping where it should not, either from a leaking gutter joint or a board that no longer sheds rain properly. Mould on the underside of the soffit is a particular red flag, because it shows moisture is sitting in the eaves instead of draining away.
7Visible rot when probed
The simplest test of all. Press the tip of a screwdriver gently into the fascia at a few points, especially near joints and gutter brackets. Sound timber pushes back. Rotten timber gives way softly and may crumble around the tip. If a board fails the screwdriver test in one spot, the rot has almost always travelled further than you can see.
